interoffice MEMORANDUM

to: Ben Gozola, Assistant Director of Community Assets and Development/City Planner
from: Craig Schlichting, Director of Community Assets and Development
subject: 2425 Long Lake Road
date: December 9, 2019

The Engineering Department has reviewed the site plan for the property at 2425 Long Lake Road and we
offer the following comments:

Streets-Parking Lot

1. A permit from Ramsey County will be required for all work adjacent to Long Lake Road.

2. The proposed location of the east parking lot exit and pedestrian ramp conflicts with an existing
storm sewer structure. Revise the drawing to include new catch basin locations and or changes to
the exit location.

3. Note the location and include the removal/obliteration of the existing crosswalk across Long Lake
Road. Include double-faced signage and pedestrian ramp details at the proposed crosswalk
location.

4. Include additional spot elevations for proposed curb lines abutting Long Lake Road and 25th Street
NW. Include additional spot elevations and details for pedestrian ramps, ADA routes throughout
site (no ADA ramp grades shown at NE parking lot).

5. A permit will be required for any retaining walls exceeding 4 feet in height, and need to be signed
by a structural engineer.

6. Directional arrow signage will need to be installed near the entrance to the north parking lot for
traffic traveling eastbound on 25th Street NW. Sign indicating School North Parking Lot vs.
extension of our street.

7. Show existing sidewalk on west side of Long Lake Road.
