Preliminary Planned Residential Development <br />Planning Commission Report; 2-19-19 <br /> <br /> <br />Page 4 <br />(cont.) DWELLING, MULTIPLE-FAMILY. A building or portion thereof containing <br />three or more dwelling units <br /> EFFICIENCY APARTMENT. A dwelling unit in a multiple-residence building <br />providing complete dwelling facilities except a bedroom or bedrooms. For the <br />purpose of the Zoning Code, an efficiency apartment may have a kitchen, living <br />room, and bathroom. <br /> GREEN AREA. A mandatory reservation of open space for the common use of <br />the tenants on any lot or plot on which a multiple-family dwelling will be <br />constructed. The amount of space to be reserved as green area shall be determined <br />in proportion to the number and kinds of dwelling units to be constructed. The <br />green area may be left in its natural state, may be seeded, landscaped with <br />approval plantings, or developed for outdoor recreational purposes where such is <br />stated and approved on the site plan <br /> HOUSING, ELDERLY. A housing development with occupancy limited to <br />persons 55 years of age or older. Those persons excluded from the age restriction <br />are the spouse of a person 55 years of age or older and property caretakers. <br /> STORY. Older adults in our community want to live as independently as <br />possible, yet many may struggle with home maintenance, isolation, and/or personal health issues. <br />The Benedictine Health Center at Innsbruck is growing its services to help these older adults remain <br />in their home community while receiving the help they need. Benedictine Health Center at <br />Innsbruck will be expanding to offer active seniors a home in our new independent, assisted living <br />and memory care apartments where seniors can remain as their needs change. <br />PRD WITH A ZONING CLASSIFICATION OF 3B <br />The Benedictine Health Center at Innsbruck has served the New Brighton Community for 64 years. <br />We are requesting a change in our current zoning classification of R-3B (main lot) and B-1 (2 east <br />lots) to a PRD with a R-3B zoning classification.
