Preliminary Planned Residential Development <br />Planning Commission Report; 2-19-19 <br /> <br /> <br />Page 13 <br />(cont.) Most of these requests are addressed in this report and via proposed conditions of <br />approval, but some (i.e. agreeing to window cleaning during construction) cannot <br />be related to any City requirements and are therefore left between the property <br />owners and the developer. <br />INFRASTRUCTURE: <br />In General: All public improvements constructed to support the development must be designed <br />and constructed in accordance with the City's Private Development Standards. City <br />Engineer review of all proposed infrastructure is covered herein. <br /> <br />Streets and <br />Transportation: <br /> As a condition of approval, Engineering comments in the 2/14/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlights: a concrete entrance apron onto I-694 Service Drive will be needed, <br />curb line adjustments are requested, and some pedestrian updates will be required. All <br />issues can be handled via conditions. <br /> <br />Water <br />System(s): <br /> As a condition of approval, Engineering comments in the 2/14/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlights: on site mains will be private, hydrant locations must be approved by <br />public safety, and some plan clarifications are requested. All issues can be handled via <br />conditions. <br /> <br />Sanitary <br />System(s): <br /> As a condition of approval, Engineering comments in the 2/14/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlights: on site mains will be private, and some plan clarifications are needed. <br />All issues can be handled via conditions. <br /> <br />Storm water / <br />Grading / <br />Erosion: <br /> As a condition of approval, Engineering comments in the 2/14/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlights: RCWD permit needed, additional detail needed in stormwater calcs, <br />and some minor plan updates. All issues can be handled via conditions. <br /> <br />Development <br />Phasing: <br /> The development would all be completed in a single phase. Construction is anticipated <br />to begin approximately late 2019/early 2020 and conclude approximately 16 months <br />later. <br />
