The applicants shall erect a main entry monument sign near the new entrance off of I-694 <br />Service Drive. The sign should clearly designate this entry point as the main entrance for <br />all visitors and staff. Final design should be determined with final PRD plans. <br />14. Unless exempted by the City Engineer, a new streetlight meeting City minimum standards <br />will need to be installed at the new entry point on I-694 Service Drive. <br />15. The existing sidewalk leading to Linden Drive shall be relocated (or a new sidewalk shall <br />be added) to line up with and provide access to the existing trail system to the north <br />leading into Innsbruck Park. <br />16. Additional landscaping may be needed to the north of the main entry drive to mitigate <br />headlight glare into the neighboring residential development. Should problems arise, the <br />applicants shall work with the neighbors to make needed corrections/additions to <br />plantings. <br />17. The applicant shall work with the City Forester on final planting locations and mix shown <br />on the landscaping plan. Current recommended changes include Bur Oak to Swamp White <br />Oak, Fat Albert Blue Spruce to Meyer Spruce, and Scotch Pine to Red Pine; final plan to <br />be approved with the final PRD submittal. <br />18. The applicant shall work with the City Engineer regarding proper tree placement near the <br />ROW for Linden Drive. <br />19. All trash and recycling enclosures must be constructed of sturdy, opaque materials (with <br />trash and recycling receptacles screened from view) that are in harmony with architecture <br />and materials of the main building. <br />20. A final plat shall be submitted combining all three existing parcels into a single parcel. <br />21. Application for Final PRD approval will only be accepted as complete if the 2040 <br />Comprehensive Plan has been put into effect by the City following authorization to do so <br />by the Metropolitan Council. <br />22. Approval of this Preliminary Planned Residential development shall remain valid between <br />the date of approval, and 180 days from the date the 2040 Comprehensive Plan is put into <br />effect by the City Council. One extension of up to an additional 180 days may be approved <br />by the City Council thereafter <br /> <br />
