Resolution __: Approving a Preliminary PRD for 1101 Black Oak Drive <br /> <br /> <br />Page 4 of 7 <br /> <br />14. Identified impacts of the proposed development can be addressed via conditions. <br /> <br /> <br />BE IT FURTHER RESOLVED, that approval of the preliminary planned residential development <br />shall be subject to the following conditions: <br />1. Engineering comments in the 2/14/19 Engineering Memo shall be addressed <br />2. The internal driveway (providing access to the main entrance and parking lot) shall be <br />considered a private road and be given a name such as Benedictine Drive to support <br />emergency response efforts. The applicant shall erect a private drive street sign along I- <br />694 Service Drive. <br />3. Signage along the western side of the building shall direct visitors to the main entrance off <br />of I-694 Service Drive. <br />4. The circle drive off of Black Oak Drive shall be a one-way to the north, and a “do not <br />enter” sign should be placed at the northern entry point. <br />5. Minor changes as requested by public safety to improve emergency vehicle turning <br />movements shall be incorporated into the plans as necessary. <br />6. Drainage and utility easements (or others), as required by the City Engineer, shall be <br />provided on the future final plat. <br />7. A new (minimum) 6 foot tall fence shall be installed between this development and the <br />residential units to the NE. Materials, style, location, and ownership of the fence is to be <br />worked out with the neighboring residents prior to final installation. <br />8. Landscaping shall be installed per approved plans as may be required to be updated by the <br />City Forester to address lighting or other screening concerns. <br />9. The Benedictine Health Center shall share in maintenance costs for ponding if the adjacent <br />HOA pond is impacted by the proposed project. <br />10. Damage to surrounding properties as a result of construction shall be dealt with by the <br />responsible contractor <br />11. All utilities (i.e. telephone, electric, gas service lines, etc) are to be placed underground. <br />12. Should parking problems arise post development, underground spaces assigned to assisted <br />living and/or independent living units shall reallocated as necessary to address the <br />problem.
