Nonconforming Use Permit – 23 15th Ave SW
Planning Commission Report; 4-2-19

Page 9
spring-break, a majority of the City’s Planning Commissioners are out-oftown on vacation and we
could not get a quorum. Rather than delay your neighbor’s hearing
(and project) another month, I worked with the commissioners to schedule a special meeting on
April 2nd to accelerate the process, and hence the second mailing.

I’ve attached copies of the plans for the addition, and you’ll see it’s nothing out of the ordinary and isn’t
something you’d probably notice from 48 13th Ave. That said, if there is any feedback you would like me to
pass on to the Planning Commission, feel free to email your thoughts and I will include them in the packet.

Please note that I will be working with your Planning Commission and Council members later in the year to
examine old/outdated zoning language like this to ensure our local government is running efficiently and is
not overly-burdensome on individual land owners. We will still maintain all existing notice requirements
and will actively seek input when a property owner is proposing something out of the ordinary, but we can
hopefully eliminate unnecessary costs & delays for projects as straight-forward as this one.

Reach out any time with comments or questions, and thanks again for your inquiry.

Ben Gozola, AICP
Assistant Director of Community Assets and Development
Phone: 651-638-2059

From: Nathan Anderson <nathan.anderson@comcast.net>
Sent: Monday, March 18, 2019 9:17 PM
To: Benjamin Gozola <Ben.Gozola@newbrightonmn.gov>
Subject: Proposed Addition 23 15th Ave SW

Dear Mr. Gozola,

Thanks for the opportunity to provide input in this matter. My property is 48 13th Ave SW and I’m curious
about the proposal, recently received two letters. Are there other details about the proposal you can share? It
could be difficult for me to make it to city hall during regular business hours but I wanted to check for any
plans or materials in electronic format that could help me understand the addition work planned before
potentially weighing in.

Thank you for your time and I’m glad for a chance to be heard in this process.

Thanks again,
Nathan Anderson
