The eastern half of the site <br />developed by Dominium, will be a 4-story, 204 unit affordable Senior Apartment Building to be <br />located on approximately 4.37 acres. This will be a single building of wood-framed <br />construction over a one level basement precast concrete parking structure with CMU <br />foundation walls. <br />• The south site is to be developed by Dominium as a 4-story, 154 unit affordable Family <br />Apartment Building located on the 2.63 acres south of Old Highway 8 NW. This will be a single <br />building of wood framed construction over a one level basement precast concrete parking <br />structure with CMU foundation walls. <br />• For the Senior Building the project intent is to provide approximately a 1.17:1 parking stall- <br />per- unit ratio in underground and surface parking combined. The sketch concepts indicate <br />achieving approximately 204 total units with approximately 238 stalls (159 in the garage, and <br />79 surface) as a basis of design. <br />• For the Senior Building: the amenity spaces will include a Lobby, Clubroom, Crafts Room, <br />Fitness, Mail, Salon, Library, Theater, and Facility Leasing/Management space. Outdoor <br />amenities will include a shared outdoor courtyard space with amenities, such as grilling areas, <br />trellis, walking paths, and patio space. <br />• For the Family Building, the project intent is to provide approximately a 1.44:1 parking stall- <br />per- unit ratio in underground and surface parking combined. <br />• For the Family Building: the amenity spaces will include a Lobby, Clubroom, Fitness, mail room <br />and Facility Leasing/Management space. Outdoor amenities will include a shared outdoor <br />courtyard spaces with amenities, such as grilling areas, trellis, walking paths, patio spaces and <br />outdoor tot lot(s). <br />• An anticipated unit mix for the Senior Building will include approximately 5% Studio, 36% 1- <br />Bedrooms, 47% 2-Bedrooms and 12% 3-Bedrooms. Total number of different unit type <br />variations will range from 8 to 12 unit types. <br />• An anticipated unit mix for the Family Buildings will include approximately 38% 1-Bedrooms, <br />37% 2-Bedrooms and 25% 3-Bedrooms. Total number of different unit type variations will <br />range from 8 to 12 unit types. <br />• The buildings will be designed to comply with the 2015 Green Communities with the 2015 <br />Minnesota Overlay. <br />
