To accomplish this goal, the City intends to mix densities and housing <br />types within identified opportunity areas in an effort to improve housing <br />diversity (3-16). <br />o …the plan calls for providing opportunities for redevelopment, reinvestment, <br />and infill to support expanded employment throughout the city, particularly <br />within identified opportunity areas. To that end, the City intends to actively <br />encourage redevelopment of blighted properties, brownfields, and marginally <br />used industrial areas; and to actively participate in the redevelopment of the <br />Old Highway 8 Corridor south of I-694 (3-17). <br />o …the plan calls for focusing on redevelopment, reinvestment, and infill <br />opportunities that provide high quality design, an appropriate mix of uses, <br />shared parking facilities, and levels of access for all users. This will entail <br />ensuring the residential infill development is compatible in architectural <br />character and scale with adjacent housing, requiring a high-level of aesthetic <br />quality in design, and promoting Traditional Neighborhood Design principles <br />(i.e. on-street parking, pedestrian friendly streetscapes, or multi-story mixed <br />use developments (3-17). <br /> Language specific to the Old Highway 8 corridor specifically calls out that <br />residential development is an important use in the corridor (3-23). <br /> Regarding Mixed Use—Neighborhood Node development, the plan indicates that <br />such areas are to lean residential with stacked housing (i.e. multifamily) and <br />townhomes being used. It is suggested that multifamily buildings be located along <br />major roadways with townhomes or villa homes being used to transition into <br />surrounding areas. Density of these developments is anticipated to be between 8 <br />and 40 units per acre (3-28). <br /> Regarding this land in particular, the plan specifically identifies this land as an area <br />with redevelopment potential, and calls for development under the mixed use <br />neighborhood node designation (3-31). <br /> The plan states that “the future of the City of New Brighton relies heavily on a <br />diverse supply of high-quality housing that is available to residents at multiple <br />income levels” (4-39). <br /> Main housing goals of the City include providing a wide variety of housing types <br />to meet the needs of a diverse community at all stages of life; promoting <br />neighborhoods that are walkable, safe, and connected to amenities; and ensuring an <br />adequate supply of quality affordable housing exists (4-40).
