On the high end, the older and sometimes over-parked market rate buildings would <br />have too much parking for an affordable project like this and are in the 1.8-1.9 range. On the low <br />end, the central TOD projects are closer to 1.05. As this family project is not TOD, we believe the <br />correct parking ratio would lie somewhere in the middle. <br />To quantify parking needs on affordable housing and illustrate how that is different from other <br />housing types, Dominium prepared and provided Occupancy Calculations. The analyses looked at <br />the residents of two currently owned Dominium projects - Lakewood (Lino Lakes) and Albertville <br />Meadows (Albertville). Based on those projects, a “load factor” was calculated to quantify the <br />number of adults and minors that would live in each unit type. That was then used to calculate <br />the quantity of the residents of the hypothetical apartment community. From there, Dominium <br />calculates how many cars these people will have. For the family site, it was found that the <br />residents would have 217 cars and so the 239 stalls would be sufficient for this population.
