Given that a) the proposed level of parking is very near the minimum code standards <br />for senior housing development, b) that Dominium’s underlying tenant data suggests <br />proposed parking will be sufficient, and c) that the proposed parking ratio is amongst <br />the highest for similar facilities in the metro, staff is supportive of the minor <br />deviations to parking for the Senior building as requested as part of the PRD. <br /> To guard against possible problems, staff would suggest the City can work with the <br />residents along 7th Avenue to either sign that street as no parking, or to create a <br />resident only parking district in that area. There are no other convenient existing on- <br />street options in the area. <br />Dominium Analysis (Workforce Building): <br /> Under standard zoning per section 11-030(3)(D), a 154-unit multi-family building <br />would need a minimum of two (2) spaces per unit, half of which (77) need to be <br />enclosed. Beyond that, there are to be 10 visitor spaces for the first ten units, and 72 <br />spaces for the remaining 144 units. That equates to a total of 390 spaces for the <br />Workforce portion of the proposed project, or a ratio of 2.5 spaces per unit. <br /> As proposed, the Workforce portion of the Dominium site intends to provide 120 <br />underground parking spaces and 101 surface parking spaces for a total of 221 spaces <br />at a ratio of 1.44 spaces per unit.
