Preliminary Planned Residential Development <br />Planning Commission Report; 5-21-19 <br /> <br /> <br />Page 34 <br />(cont.) <br /> <br /> Staff would propose there are four possible ways forward to address this matter: <br />1. Amend the Workforce housing plan to reduce units as needed to get to a parking <br />ratio of at least 1.87 (the average ratio needed for similar buildings); <br />2. Require Dominium to negotiate out acquisition of additional land from the <br />Public Works site as may be needed to bring the parking ratio up to at least 1.87; <br />3. Accept the data and justification as proposed, but require Dominium to provide <br />the City with a surety (i.e. letter of credit) that would cover the cost to increase <br />parking onto the Public Works site if problems arise; or <br />4. Accept the data and justification as proposed. <br /> Notably, there will be no convenient off-site or on-street parking options available to <br />this building, and there is the opportunity to address any problems that arise moving <br />forward as the public works site and surrounding lands are also redeveloped <br />(presumably) over the next ten years. <br /> <br />Required <br />Signage: <br /> The applicants shall erect private drive street signs within the townhome portion of <br />the development, and shall reimburse the City for costs associated with erecting new <br />Municipal street signs as may be needed. <br /> <br />Entrance <br />Monument: <br /> The northern monument sign at 7th Street NW is currently proposed to be within the <br />ROW. This sign must be relocated outside of the ROW with the understanding that <br />both signs may need to move to maintain a coordinated look. An alternative solution <br />may be a slight reconfiguration of the sidewalk. The final solution to be worked out <br />with DCAD prior to final plan application. <br /> No monuments are currently shown for either Dominium building. Should <br />monuments be proposed, the location, size, and design shall be subject to DCAD <br />review and approval. <br /> <br />Fire Hydrants / <br />Fire Safety: <br /> Fire Hydrants are to be placed at locations approved by Fire Marshal, but shall not <br />be greater than 50 feet from a building fire department connection or more than 30 <br />feet from a roadway. Furthermore, connections shall not be placed in a manner that <br />requires hoses (connected from the hydrant to the fire truck and from the fire truck to <br />the fire department connection) to be placed across a primary ingress/egress route to <br />the location. <br /> <br />Streetlights: Street lighting, as needed, shall be worked out with the City Engineer prior to final <br />plan approval. <br />
