SUP Review: Big Blue Box <br />Planning Commission Report; 8-20-19 <br /> <br /> <br />Page 5 <br /> Lot Access: The access points to the property will not change from existing conditions. <br /> <br />Water <br />System(s): <br /> The site has access to Municipal water, and there are no engineering or public <br />works concerns regarding the new use and water usage. <br /> <br />Sanitary <br />System(s): <br /> The site has access to Municipal sewer, and there are no engineering or public <br />works concerns regarding the new use and sewer usage. <br /> <br />Storm water / <br />Grading / <br />Erosion: <br /> As a condition of approval, storage over existing catch basin openings shall be <br />prohibited. <br /> Engineering has examined existing grades, and does not find any reason to require <br />changes to the site to accommodate stormwater; however, the applicant shall <br />address stormwater concerns if unforeseen issues arise (or become foreseeable) as <br />a result of the on-site storage. <br /> <br />Signage Sign changes on the building and/or site will need to be reviewed and approved via <br />a separate sign permitting process. <br /> <br />Fire/Safety: Public safety fully reviewed the plans and expressed potential concern about <br />access and turning movements for its large vehicles should the applicant not store <br />rigs and containers in an organized and pre-designed manner. <br /> Suggested remedies to alleviate potential future problems include: <br /> Removal of existing old parking lot striping (if such exists…recent aerials <br />suggest the previous parking lot lines are largely faded or have been worn <br />away over time); <br /> New striping for designated car/vehicle parking areas in a manner that will not <br />inhibit or impede emergency vehicle access to the site; <br /> A final storage pattern that will always allow for emergency access to the area <br />under the open canopy (initial plans show the potential for the entire periphery <br />of the building to be surrounded by storage containers. <br /> <br />Hours of <br />Operations: <br /> Not applicable. This use does not cater to daily customers coming on-site. <br /> <br />
