SUP Review: Big Blue Box <br />Planning Commission Report; 8-20-19 <br /> <br /> <br />Page 9 <br />Template Denial <br />Motion: <br />(not recommended) <br /> “I move that we recommend the City Council deny the proposed special use <br />permit based on the following findings of fact:” <br />o (provide findings to support your conclusion) <br /> <br />Template Approval <br />Motion: <br />RECOMMENDED <br /> “I move we recommend the City Council approve the proposed special use <br />permit based on the findings of fact and conditions listed on page 9 of the <br />staff report as may have been amended here tonight.” <br /> <br />Suggested Findings <br />of Fact: <br /> <br /> <br /> <br /> <br />1. The proposed outdoor storage will not be detrimental to the public health or <br />general welfare provided all materials are stored per an approved plan; <br />2. The proposed storage will not impact the use of surrounding properties, and <br />will not impact surrounding property values; <br />3. The proposed storage will not have any impact on the normal and ordinary <br />development of surrounding properties; <br />4. The subject site is adequately served by municipal utilities and infrastructure; <br />5. The proposed use can conform to all underlying zoning district requirements. <br /> <br />Recommended <br />Conditions: <br />1. Storage over existing catch basin openings on the property shall be prohibited. <br />2. The applicant shall address stormwater concerns if unforeseen issues arise (or <br />become foreseeable) as a result of the on-site storage and/or proposed <br />reconfiguration of on-site storage via administrative approval. <br />3. A sign permit shall be obtained for any future signage changes requested on <br />the property. <br />4. All existing/old parking lot striping not specifically approved as part of this <br />SUP shall be removed to eliminate confusion as to where parking is and is not <br />allowed. <br />5. New striping for designated car/vehicle parking areas shall be applied to the <br />pavement per the approved final plan. <br />6. Reconfiguration of the approved storage layout, which does not substantially <br />change or increase overall storage on the property, may be administratively <br />approved by City staff provided the amended storage pattern is approved by <br />public safety and will always allow for emergency access to all areas of the <br />site. <br />7. Storage items, if stacked, shall never exceed the height maximum for <br />structures as allowed by the underlying zoning district.
