The ideal placement of the salt shed leaves its opening either facing south or east <br />to limit weather impacts. The proposed location will allow future parking to be <br />constructed for Dominium (Midtown Village) if the need arises. <br /> The on-site fueling station currently adjacent to the salt shed will also be relocated <br />to the north of the public works offices/garage building (located due south of the <br />existing salt shed building). <br /> <br />Building <br />Materials: <br /> Building materials for the replacement salt shed will be consistent with the <br />materials used on the existing shed. If this property were envisioned to be used as <br />the Public Works headquarters for the next half-century, it may be prudent to <br />require that new construction utilize more expensive (but aesthetically more <br />pleasing) materials with this replacement. However, because the land is <br />envisioned to be redeveloped by the recently approved comprehensive plan, it is <br />reasonable to conclude the days for all buildings on this site are numbered. <br />Furthermore, the proposed new salt shed location is not readily visible from any <br />surrounding residential areas, so an economical approach is warranted. <br /> <br />Building <br />Height: <br /> The proposed building will conform to the 40-foot height maximum in the I-2 <br />zoning district. <br /> <br />Landscaping: Because the replacement salt shed will be essentially the same size as the existing <br />salt shed, there will be no expansion in excess of 15% of the existing floor area, <br />and therefore no additional landscaping is triggered. <br /> <br />Lighting: Lighting on all sites and buildings shall be directed downward and installed so as <br />to prevent direct light from being detectable at the lot line of the site on which the <br />light source is located. Lighting is also not to shine directly into the public right- <br />of-way. <br /> Any plans to add lighting in or around the new salt shed location will need to <br />adhere to minimum code requirements. <br /> <br /> Lot Access: No access point changes will occur as a result of the salt shed relocation; however, <br />the relocation will eventually allow for an access point on to the new extension of <br />8th Avenue being constructed as part of the Midtown Village development. <br /> <br /> <br />
