The <br />proposed use under the I-1 zoning classification is therefore appropriate. <br /> <br /> Notable Code <br />Definitions: <br /> None <br /> <br />Applicable <br />Codes: <br /> Chapter 6, Article 1, I-1 District. <br />Identifies “outside storage” as a specially permitted use. <br /> Chapter 8, Article 1, Section 8-010 Site Plan Approval. <br />Identifies the process by which site plans are to be reviewed and authorized. <br /> Chapter 8, Article 2, Special Use Permit and Variance. <br />Identifies the process by which a special use requests are to be reviewed and <br />decided. <br /> <br />Applicant’s <br />Narrative: <br />Zahl Petroleum proposes to demolish the existing structure on site and build a new SO'x78' <br />Warehouse/Assembly facility for the assembly of pumps and accessories on above ground tanks and <br />totes. There will be the storage of these tanks on a rack system adjacent to the building, away from <br />the right of way and neighboring properties. Company vehicles will also be kept on site. <br />Please refer to the submitted Site Drawing for placement of the structure and storage areas. These <br />areas remain clear of any easements and setbacks. The alleyway Is not accessible from the property <br />to south as the lift station and associated structures are located in the alley adjacent to the <br />property line. Nevertheless, there is no intended use for that area and will remain open to facilitate <br />the movement on the property. <br />The property will be visually isolated from New Brighton Road by maintaining the existing tree line <br />and the addition of a 6' tall chain link fence with vertical vinyl slats (see attached image). <br />To the south there exists a visual barrier of vegetation as well as an existing chain link fence to <br />which vinyl slats will be added. <br />The property is not visible to the east and north due to terrain and vegetation. <br />Existing access from New Brighton Road will be maintained as the property is inaccessible from 3rd <br />street without major grade changes and to minimize traffic to surrounding neighborhood. <br />The assembly of the pumps and accessories will occur within the structure and consists of simple <br />mechanical connections. There will be no associated nuisances, i.e. unsightliness, noise, odor, dust, <br />smoke, glare, air pollution, bulk chemical storage or fire or safety hazards. The vehicle traffic would <br />be consistent with that of the adjacent properties.
