The proposed outdoor storage will not be detrimental to the public health or <br />general welfare provided all materials are stored per an approved plan; <br />2. The proposed storage will not impact the use of surrounding properties, and <br />will not impact surrounding property values; <br />3. The proposed storage will not have any impact on the normal and ordinary <br />development of surrounding properties; <br />4. The subject site is adequately served by municipal utilities and infrastructure; <br />5. The proposed use can conform to all underlying zoning district requirements. <br /> <br />Recommended <br />Conditions: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />1. The existing building in the NE corner of the property that is bisected by <br />municipal boundary lines of Arden Hills and New Brighton shall be removed. <br />2. Proposed fencing along New Brighton Road shall be black vinyl chain link <br />with vertical vinyl slats to provide required screening. <br />3. Above ground storage tanks and other outside storage, if/when stacked, shall <br />not exceed the height maximum in the I-1 district (currently 40’). <br />4. The applicant shall submit a planting plan subject to approval by the City <br />forester showing coniferous trees in logical/gap locations along the northern <br />property line, plantings of native natural grasses around the building, and (if <br />possible) inclusion of a natural stormwater amenity (i.e. rain garden or <br />bioswale) as part of the final stormwater management plan for the site. <br />5. All lighting shall be directed downward and installed so as to prevent direct <br />light from being detectable at the lot line; lighting is also not to shine directly <br />into the public right-of-way. <br />6. The applicant shall have their surveyor do all necessary due diligence to <br />identify the current status of the alleyway on the updated survey. <br />a) If vacated, the non-vacated area around the lift-station shall be protected <br />via mechanisms agreed to with the Department of Community Assets and <br />Development. <br />b) If NOT vacated, the applicant shall initiate a request for the City to vacate <br />any unnecessary portion of the alley, <br />OR <br />Enter into an encroachment agreement with the City to allow access to the <br />easement. If the applicant seeks the vacation and it is not approved, an <br />encroachment agreement must be signed for the SUP and site plan to <br />remain valid.
