Page 3 of 4 <br /> <br />OR <br />Enter into an encroachment agreement with the City to allow access to the easement. If the <br />applicant seeks the vacation and it is not approved, an encroachment agreement must be <br />signed for the SUP and site plan to remain valid. <br /> <br />7. Engineering comments in the 9/11/19 Engineering Memo shall all be addressed. <br />8. By the end of 2022, the site shall be paved and curbed as agreed upon with the Department of <br />Community Assets and Development. <br />a) The applicant shall be responsible for street sweeping all dirt, mud, and/or debris tracked into <br />the public right-of-way from the site prior to the site being paved; <br />b) Following paving of the lot, the applicants shall also stripe all approved parking and storage <br />areas to protect the integrity of emergency access drive aisles; <br />c) Paving/curbing will need to accommodate turning radii from New Brighton Road for large <br />vehicles and semi-trailers; <br />d) Final design shall be subject to approval by DCAD. <br />9. Proposed signage for the site shall be reviewed and approved via a separate sign permitting <br />process. <br />10. The applicants shall equip their facility with a fire box approved by the fire marshal mounted a <br />location approved by the fire marshal. <br />11. The applicant shall obtain, if necessary, approval for parking spaces proposed to reside in Arden <br />Hills. Should Arden Hills ever revokes authorization for said parking spaces, the applicant must <br />immediately identify 8 new employee parking spaces on the NB site (or more if the employment <br />ratio in the future demands additional spaces). Failure to do so shall be grounds for revocation of <br />the SUP. <br />12. Employees and equipment shall not be parked on-street in adjacent areas, and the site shall <br />remain self-sufficient with parking throughout the life of the SUP and site plan authorization. <br />13. The applicants shall obtain authorization from the RCWD for their site plan and proposed <br />building before making improvements to the site. <br />14. Reconfiguration of the approved storage layout, which does not substantially change or increase <br />overall storage on the property, may be administratively approved by City staff provided the <br />amended storage pattern is approved by public safety and will always allow for emergency <br />access to all areas of the site. <br /> <br />
