Special Use Permit – Sunnyside Elementary <br />Planning Commission Report; 10-15-19 <br /> <br /> <br />Page 6 <br />Landscaping:  The additions do not surpass the 15% expansion threshold which necessitates <br />additional landscaping. <br /> <br /> Lot Access:  The two existing access points to the existing bus drop off area (off of Sunnyside <br />Terrace) will be eliminated in favor of a single new access point off of Rainbow <br />Lane. Importantly, the new access point will be regulated by two manually <br />controlled gates which will limit access to the morning drop-off hour and the <br />evening departure hour. Throughout the rest of any given day, the gates will be <br />closed to ensure the area can be safely used for activities and access to the adjacent <br />playgrounds. <br /> Per public safety, the gates must be manually controlled and allow for immediate <br />access to emergency vehicle access at any time. <br /> <br />Water <br />System(s): <br /> As a condition of approval, Engineering comments in the 10/10/19 Engineering <br />Memo (attached) shall be addressed. <br /> The main highlights on water are that permits are needed for water connections, <br />and the owner will need to obtain a permit from MnDOLI before proceeding with <br />work. <br /> <br />Sanitary <br />System(s): <br /> As a condition of approval, Engineering comments in the 10/10/19 Engineering <br />Memo (attached) shall be addressed. <br /> The main highlights on sewer are that permits are needed for sewer connections, <br />and the new manhole in the street needs to be Flex-sealed. <br /> <br />Storm water / <br />Grading / <br />Erosion: <br /> As a condition of approval, Engineering comments in the 10/10/19 Engineering <br />Memo (attached) shall be addressed prior to a building permit being issued. <br /> The main highlights on storm water and grading focus on the need for technical <br />plan updates and specific permitting prior to the project proceeding. <br /> <br />Fire/Safety:  Additions will need to be sprinkled. <br /> Building door numbers should be reassigned as necessary following the new <br />additions. <br /> <br /> <br /> <br />
