Ordinance to Update the City’s Official Future Land Use & Zoning Maps <br />Planning Commission; 12-17-19 <br /> <br /> <br />Page 4 <br />13) Windsor South Apartments (2200 – 2290 Silver Lane) – also following up on the land use map changes, the <br />Windsor South multi-family apartment complex which is currently incorrectly zoned for single-family homes <br />would be zoned R-3B consistent with the zoning for the other adjacent multi-family properties. <br />SUMMARY OF FINDINGS <br /> All comp plan map updates and zoning map updates are very straight-forward and representative of long <br />standing land uses and/or long-standing guideance for properties. Arguably these updates are long-overdue. <br /> Proposed changes will not have negative impacts on these properties, nor will they impact taxes. The County <br />bases property taxes on the use of a property, and zoning does not impact/change present day uses. <br /> Over 1700 notices had to be sent out to implement these changes (which in part may be why no one has <br />elected to tackle these updates in the past). Interested parties were invited to participate in the public <br />hearing on the 17th if they had any concerns. Leading up to the meeting, staff has not spoken to anyone <br />opposed to the proposed changes. <br />RECOMMENDATION <br />The Planning Commission is asked to review the proposed ordinances, and make a recommendation for Council <br />consideration on January 14th. <br />ATTACHMENTS: <br /> Ordinance 869 (attachements map out & identify properties outlined in this memo) <br /> Ordinance 872 (attachements map out & identify properties outlined in this memo) <br />
