Murlowski Industrial Park SUP Amendment, Site Plan Amendment, and Variance <br />Planning Commission Report; 4-13-20 <br /> <br /> <br />Page 10 <br />Supplementary Review & Public Comment <br />Additional <br />Information: <br /> None <br /> <br />Engineering <br />Review: <br /> Given the lack of improvements proposed by this application, all Engineering <br />comments were simply incorporated into this memo, and no separate memo was <br />penned. <br /> <br />Public Safety <br />Review: <br /> No public safety concerns on this application. <br /> <br />Public <br />Comment: <br /> No comments have been received on these requests as of the packet completion date <br />(4/16/20). <br /> <br />Staff Recs: The new plans address staff’s only concern with the proposed clean up of legal <br />descriptions: demonstrating that future access to Lot 1 is protected and available <br />regardless of ownership of either lot. <br /> Likewise, the solution being implemented by the applicants is an adequate substitute <br />for full roadway frontage on Lot 1, and therefore the requested variance is supported <br />by the City’s subdivision ordinance. <br /> Given the above, Staff is recommending conditional approval of all requests. <br /> <br /> <br />Conclusion: <br /> This application (and the partnering subdivision request) is primarily a <br />technical/procedural process the applicants must go through to clean up the legal <br />descriptions for their properties. At this time, the City’s only interests are <br />protecting all options for access to the site by current and future uses; and <br />securing a formal easement for the existing outlet for Rush Lake which is <br />intended to be relocated in the future once plans for a new outlet are established <br />(likely figured out at the time of future development of Lot 2). <br /> <br />PC Options: <br /> <br /> <br /> <br /> <br /> <br />The Planning Commission has the following options: <br />A) RECOMMEND APPROVAL OF THE REQUESTS based on the <br />applicant’s submittals and findings of fact.
