Ordinance to Rezone Land Per the 2040 Comprehensive Plan <br />Planning Commission Review; 4-21-20 <br /> <br /> <br /> <br /> <br />Page 2 <br />STAFF RECOMMENDATION <br />Staff is recommending approval of Ordinance 873 based on the following: <br /> The applicant’s have already demonstrated their plans to expand the Health Center are compliant with the <br />Comprehensive Plan; <br /> The revised plans will allow the Benedictine Health Center to address most of (if not all) resident concerns that <br />arose during the 2019 PRD review. <br /> Planned Residential Developments are not a by-right development option. The City Council maintains ample <br />authority to deny the revised PRD if they believe the goals and objectives of the new 2040 Comprehensive Plan <br />would not being met by the revised plan. <br />PUBLIC FEEDBACK <br />As of 4/16/20, staff has only received feedback from one resident: Gene and Kathleen Delaune (2828 Linden Drive) <br />wrote in to support the requested rezoning and the proposed PRD update. <br />TEMPLATE MOTIONS FOR ORDINANCE 873 <br />Ordinance 873 ..................................................................“Move to recommend approval of Ordinance 873, an ordinance <br />amending the New Brighton Zoning Ordinance by conditionally <br />rezoning certain properties within the City of New Brighton from B- <br />1, Limited Business, to R-3B, High Density Residential.” <br />ATTACHMENTS: <br />1.
