That adequate utilities, access roads, drainage and/or necessary facilities have <br />been or are being provided. <br />Applicant Comment: The proposed project will not be impacting existing utilities, <br />access roads or drainage. The proposed erosion control logs are an additional <br />environmental safety measure that the business would install to protect any runoff <br />from the site going into the creek below. There are no chemicals or liquids in this <br />area, only wood materials that have some soil in them. Container and chassis do <br />not conflict with existing conditions on the site. <br />Staff Comment: Provided the applicant’s agree to work with City Engineers on <br />containment on a final containment solution for wood materials that can/will be <br />effective over the long-term, then staff finds this criteria is met. Criteria met. <br />5. That the special use shall in all other respects conform to the applicable <br />regulations of the district in which it is located. <br />Applicant Comment: The proposed use of wood material storage and container/ <br />chassis storage are compatible to all the neighboring properties in the I-2 district. <br />Staff Comment: Provided the previously listed conditions are adhered to, staff <br />does believe the use will conform to other applicable regulations of the I-2 district. <br />Criteria met. <br /> <br /> <br />Supplementary Review & Public Comment <br />Additional <br />Information: <br /> None <br /> <br />Engineering <br />Review: <br /> An engineering memo dated 5-26-20 is attached to this report. Main concerns noted <br />in this report include how trailers and containers would be accessed, containing <br />wood materials from eroding into the ditch, and tracking of materials into the <br />roadway. Conditions to address each of these concerns have been outlined in this <br />report. <br /> <br />Public Safety <br />Review: <br /> No public safety concerns on this application. <br /> <br /> <br /> <br /> <br /> <br /> <br />
