For that reason, adherence to development standards is critical to <br />ensuring compatibility of uses and safety moving forward. Criteria not met. <br />c. Will the variance, if granted, alter the essential character of the locality? <br />Applicant’s Statement: The area in discussion is all commercial. Any improvements such <br />as what Wilson Wolf is planning for our high-end outdoor space will be a visual and <br />practical upgrade to the area in general. <br />Staff Analysis: The proposed patio would be a beautiful addition to the <br />building at 2100 Old Highway 8, and would serve the new Wilson Wolf <br />headquarters well. Impacts on the character of the area would be positive. <br />Criteria met. <br />4) Is the variance being sought solely to improve the value of the property? <br />Staff Analysis: The applicant is seeking to improve the building for their <br />employees, and the investment is not centered on improving property values. <br />Criteria met. <br /> <br /> <br />Supplementary Review & Public Comment <br />Additional <br />Information: <br /> While certainly not ideal when <br />compared to the proposed location, <br />the applicants DO have the ability to <br />construct a conforming patio for <br />employees on the eastern side of the <br />building towards Old Highway 8. <br />Rather than authorizing the patio as <br />proposed, this variance request <br />could instead allow a non-active <br />sidewalk within the setback to <br />connect a conforming patio to the <br />cafeteria door. <br /> <br /> Facing a similar need, CSI <br />constructed a similar improvement <br />towards Old Highway 8 at their <br />facility. <br /> <br />
