Site Plan Review: Valtinson Financial_388 Cleveland Avenue <br />Planning Commission Report; 9-15-20 <br /> <br /> <br />Page 5 <br /> The proposed area for the new garage is currently undeveloped, and there are no <br />size restrictions for an accessory structure like the one proposed. <br /> <br />Building <br />Materials: <br /> The building will use materials and colors to match the existing office building on <br />the southern portion of the property to ensure consistency throughout the site. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Building <br />Height: <br /> The proposed building will conform to the 36 foot height maximum allowed within <br />the B-1 district. <br /> <br />Landscaping:  Section 8-010(2)(B) requires landscape plans for new development and expansions <br />such as the one proposed. Landscaping requirements for expansions are outlined <br />in 8-010(2)(D) and include: <br />1. One canopy tree for every 1000 sq ft of expanded building floor area; <br />5 new canopy trees proposed – standard met <br />2. Up to 25% of the required number of canopy trees may be substituted with <br />ornamental trees at a ratio of 2:1; <br />This option is not proposed by the applicant – standard not applicable. <br />3. Required trees must be ½ deciduous and ½ coniferous; <br />4. Not more than 30% of trees shall be a single species; <br />Two or three of the proposed canopy trees shall be coniferous trees. Final <br />species of both deciduous and coniferous trees to be agreed upon with the <br />City Forester. Standards can be met via conditions. <br />5. One shrub needed per 300 square feet of new building floor area; <br />Significant recent planting of arborvitaes throughout the site satisfies this <br />requirement. <br />
