Heightened screening required when commercial and industrial uses is <br />adjacent to a residential use. Berms, fences, or walls are acceptable. <br />Aerial photos show the property already has existing fencing between it and <br />the adjacent residential property – standard met <br /> <br /> Lot Access: The access point to the property will not change from existing conditions. <br /> <br />Engineering: Engineering reviewed the plans and had the following comment: <br /> Prior to building permit approval, the applicant shall submit updated drainage <br />calculations and any other information deemed necessary by the City Engineer to <br />show that all stormwater management regulations are being met by the proposed <br />new construction. <br /> <br />Signage The applicant is not proposing any new signs on the new garage. <br /> <br />Fire/Safety: Plans need to show more detail regarding the intent of the proposed westerly <br />facing garage door. If it’s just there to allow for airflow to the indoor recreational <br />area and not for vehicular traffic, that’ll work. If it’s intended for vehicular use, <br />plans must be approved by engineering to show how traffic flow to and from that <br />door will work. <br /> <br />Parking & <br />Traffic: <br /> The new additional indoor parking will largely make up for lost surface parking <br />stalls, and the existing surface lot could also be restriped, if needed, to create <br />enough defined parking to meet minimum requirements. No further analysis was <br />deemed necessary. <br /> <br />Sidewalks & <br />Trails: <br /> There are no sidewalks along the County Road, and nothing more than on-street <br />wide shoulders planned for the area.
