Site Plan Review: Valtinson Financial_388 Cleveland Avenue <br />Planning Commission Report; 9-15-20 <br /> <br /> <br />Page 7 <br />Conclusion: <br /> The application is requesting site plan review approval to authorize the construction <br />of a conforming new garage building at 388 Cleveland Avenue. <br />Staff Recommendation: Per the analysis outlined in the report, staff is <br />recommending APPROVAL of the proposed site plan with conditions. <br /> <br />Commission <br />Options: <br />The Planning Commission has the following options: <br />A) RECOMMEND APPROVAL OF THE SITE PLAN based on the <br />applicant’s submittals and findings of fact. <br />B) RECOMMEND DENIAL OF THE SITE PLAN based on the applicant’s <br />submittals and findings of fact. <br />C) TABLE THE ITEM and request additional information. <br />Based on an application date of 9/8/20, the 60-day review period for this <br />application expires on 11/7/2020. This deadline can be extended an additional 60 <br />days if more time is necessary. <br /> <br />Template Denial <br />Motion: <br />(not recommended) <br /> “I move that we recommend the City Council deny the proposed site plan <br />based on the following findings of fact:” <br />o (provide findings to support your conclusion) <br /> <br />Template Approval <br />Motion: <br />RECOMMENDED <br /> “I move we recommend the City Council approve the proposed site plan <br />based on the findings of fact and conditions listed on pages 7 & 8 of the <br />report as may have been amended here tonight.” <br /> <br />Suggested Findings <br />of Fact: <br />1. The proposed improvements are conforming to all code requirements, and do <br />not require the issuance of a special use permit or variances. <br />2. Proposed building materials are allowed by code and will match the existing <br />principal structure. <br />3. The proposed building height will be less than the 36-foot maximum allowed <br />in the B-1 district. <br />4. Proposed landscaping will meet all requirements for building expansions. <br />5. Improvements do not pose a parking or traffic risk. <br />
