Page 2 of 3 <br /> <br />WHEREAS, the City Council considered on September 22nd, 2020, the recommendations of the <br />Planning Commission, Staff, the Applicant's submissions, the contents of the staff report, and other <br />evidence available to the Council. <br /> <br />NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of New Brighton <br />hereby approves the proposed site plan based on the following findings of fact: <br />1. The proposed improvements are conforming to all code requirements, and do not require the <br />issuance of a special use permit or variances. <br />2. Proposed building materials are allowed by code and will match the existing principal <br />structure. <br />3. The proposed building height will be less than the 36-foot maximum allowed in the B-1 <br />district. <br />4. Proposed landscaping will meet all requirements for building expansions. <br />5. Improvements do not pose a parking or traffic risk. <br /> <br />BE IT FURTHER RESOLVED, that approval of the site plan shall be subject to the following <br />conditions: <br />1. Prior to building permit approval, the applicant shall submit updated drainage calculations <br />and any other information deemed necessary by the City Engineer to show that all <br />stormwater management regulations are being met by the proposed new construction. <br />2. Two or three of the proposed canopy trees shall be coniferous trees. Final species of both <br />deciduous and coniferous trees to be agreed upon with the City Forester prior to planting. <br />3.
