<br />The properties involved in this parking easement issue are: <br /> <br />441‐445 Old Highway 8 – Everest Properties LLC <br />C/O John Higgins (612) 702‐3104 john@guidedcre.com <br />750 4th St NW, 2 parcels– JAMATAR II LLC <br />755 4th St NW – JAMATAR II LLC <br />C/O Paul Archambault (612) 408‐5399 paul@stinsonelectricinc.com <br />All three of the properties were built and occupied by the Murlowski family and Belair Builders Inc in the <br />1960s and 70s. In 1992‐93 the Murlowskis divided the parcels and sold them to three separate owners. <br />In 1997 a series of disputes about parking and ingress/egress culminated in a settlement that created <br />several easements and provided Everest Properties a parking easement on property now owned and <br />maintained by JAMATAR II. <br />Historically the parcel has not been used for Everest parking due to the distance from their building and <br />lack of visibility from their parking lot. Everest tenants and guests have used other parking spaces within <br />the ROW for 4th St NW, on unmarked spaces on “Parcel A” to the south of the striped parking area and <br />in the access easement. <br />With these historical facts in mind we propose the following changes to parking on our properties. <br />1. Create new parking spaces contiguous to the Everest Property to foster improved traffic flow <br />and improve safety and convenience for Everest tenants and visitors. Exhibit B ‐spaces 1‐10 <br />2. Provide permanent easements for the new parking areas <br />3. Vacate the parking easement on the south east corner of “Parcel B” – Exhibit A – dark blue <br />4. Vacate the ingress/egress easement immediately north of “Parcel B” – Exhibit B – light blue <br />5. Reconfigure the fence and gate at Parcel B to make a secure parking area for construction <br />vehicles and equipment – Exhibit A ‐ pink <br />6. Preserve the ingress/egress easement north of the 755 Building– Exhibit B – light blue <br />7. Create four additional diagonal parking spaces on the east side of the 755 building Exhibit B <br />8. Vacate the city ownership of 4th St NW from Old Highway 8 to the connection with Parcel A This <br />street extension has been maintained cooperatively by the adjacent property owners for 10+ <br />years including paving, seal coating and snowplowing.
