Murlowski Industrial Park Preliminary & Final Plat, SUP & Site Plan Amendment, and Variance City Council Report; 4-28-20 Page 3 (cont.)  November 2019: Applicants request a preliminary and final plat to clean up legal descriptions. Staff recommends the applicants dedicate additional ROW along the northern property line to address future access concerns. The applicants reject that solution, and elect to file an SUP, Site Plan Amendment, and Variance application to show how a road could be accommodated elsewhere on the site. Request(s):  Preliminary and Final Plat to authorize filing of a new plat to amend legal descriptions to clean up gaps and overlaps with surrounding properties…necessary to facilitate current and future property transfers  Variance – needed as the new plan will maintain the existing nonconforming 30’ right-of-way frontage for Lot 1, while providing for a new potential accesss via Outlot A which does not fully front on Lot 1.  Site Plan Amendment – needed to document that Outlot A could be used for roadway purposes in conjunction with future development.  SUP Amendment – needed to amend previous conditions of approval with the following effects: o Would allow chimney area of Lot 2 to be used for roadway purposes if needed in the future. o Future road construction through the chimney would need to protect existing vegetation in as much as possible. o A formal easement would need to be dedicated over the outlet for Rush Lake. o Outlet upgrades to occur when Lot 2 develops, or once grant funding is secured to implement the change…final funding to be determined. General Findings Site Data:  Existing Lot Size ≈ 36.72 acres  Existing Uses: Bel Air Excavating Equipment Storage, Aggregate crushing and recycling, yard waste transfer facility, and road salt storage and transfer facility.  Existing Zoning: I-1  Property Identification Numbers (PID): 17-30-23-42-0005, 17-30-23-41-0013, 17-30-23-42-0004, and 17-30-23-42-0006
