Staff recommends the applicants dedicate additional ROW along the <br />northern property line to address future access concerns. The applicants reject that <br />solution, and elect to file an SUP, Site Plan Amendment, and Variance application <br />to show how a road could be accommodated elsewhere on the site. <br /> <br />Request(s):  Preliminary and Final Plat to authorize filing of a new plat to amend legal <br />descriptions to clean up gaps and overlaps with surrounding properties…necessary <br />to facilitate current and future property transfers <br /> Variance – needed as the new plan will maintain the existing nonconforming 30’ <br />right-of-way frontage for Lot 1, while providing for a new potential accesss via <br />Outlot A which does not fully front on Lot 1. <br /> Site Plan Amendment – needed to document that Outlot A could be used for <br />roadway purposes in conjunction with future development. <br /> SUP Amendment – needed to amend previous conditions of approval with the <br />following effects: <br />o Would allow chimney area of Lot 2 to be used for roadway purposes if <br />needed in the future. <br />o Future road construction through the chimney would need to protect <br />existing vegetation in as much as possible. <br />o A formal easement would need to be dedicated over the outlet for Rush <br />Lake. <br />o Outlet upgrades to occur when Lot 2 develops, or once grant funding is <br />secured to implement the change…final funding to be determined. <br /> <br /> <br />General Findings <br />Site Data:  Existing Lot Size ≈ 36.72 acres <br /> Existing Uses: Bel Air Excavating Equipment Storage, Aggregate crushing and <br />recycling, yard waste transfer facility, and road salt storage and transfer facility. <br /> Existing Zoning: I-1 <br /> Property Identification Numbers (PID): 17-30-23-42-0005, 17-30-23-41-0013, <br />17-30-23-42-0004, and 17-30-23-42-0006 <br /> <br /> <br />
