Murlowski Industrial Park Preliminary & Final Plat, SUP & Site Plan Amendment, and Variance <br />City Council Report; 4-28-20 <br /> <br /> <br />Page 8 <br />Flood Plain & <br />Steep Slopes: <br /> Neither issue comes into play for this type of application. <br /> <br />Docks:  The land has no existing or proposed docks on Rush Lake. <br /> <br />Other Permits:  All necessary permits (as may be applicable) must be provided to the City. <br /> <br />CHARGES, FEES, & RESPONSIBILITIES: <br />Park <br />Dedication: <br /> Because no new lots or uses are being created, there is no requirement for park <br />dedication as part of this plat. Future development of one or both lots will trigger <br />this requirement at the time of their further development. <br /> <br /> Site Plan Review <br />In General:  No changes to existing uses are contemplated with this application. In reviewing <br />the existing uses, we find that the site has been successfully operating under its <br />current SUP since 2015 without complaint. <br /> Approval of the latest SUP amendment in 2015 included a condition (#7) which <br />placed a “natural conditions” restriction on the chimney portion of the property. <br />This SUP and Site Plan amendment review is necessary to remove that restriction, <br />and to allow for the platting of a new Outlot that could accommodate a future <br />public or private roadway if needed to support future development. <br /> <br />Building <br />Materials: <br /> Not applicable: the SUP amendment does not propose new buildings. <br /> <br />Building <br />Height: <br /> Not applicable: the SUP amendment does not propose new buildings. <br /> <br />Floor Area <br />Ratio: <br /> Not applicable: the SUP amendment does not propose new buildings. <br /> <br />Landscaping:  Not applicable: the SUP amendment does not trigger any new landscaping <br />requirements. <br />
