That adequate utilities, access roads, drainage and/or necessary facilities have <br />been or are being provided. <br />Applicant Comment: no comments. <br />Staff Comment: Provided the applicant’s agree to obtain all needed permits from <br />the Rice Creek Watershed District and are committed to working with City <br />Engineers on containment measures that may be needed to protect the adjacent <br />creek/ditch, then staff finds this criteria is met. There are adequate sewer and <br />water utilities serving the site, so this lateral change is use is not anticipated to <br />cause any issues. Criteria met. <br />5. That the special use shall in all other respects conform to the applicable <br />regulations of the district in which it is located. <br />Applicant Comment: We don’t anticipate any challenge conforming with the <br />applicable regulations of the district. <br />Staff Comment: Provided the previously listed conditions are adhered to, staff <br />does believe the use will conform to other applicable regulations of the I-1 district. <br />Criteria met. <br /> <br /> <br />Supplementary Review & Public Comment <br />Additional <br />Information: <br /> None <br /> <br />Engineering <br />Review: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Engineering comments on this application remain consistent with the analysis dated 2- <br />9-21. Comments are: <br /> Streets – Parking Lot <br />1) Provide spot elevations and grading/drainage plan for proposed employee <br />parking lot. Drainage created by the proposed parking lot shall not adversely <br />affect neighboring properties. <br /> Storm Sewer <br />1) Provide documentation that Rice Creek Watershed District has reviewed the <br />proposed plans. If Rule C and Rule D are triggered, additional storm sewer <br />planning will be required. <br />2) Provide a narrative of spill control practices for equipment stored near creek. <br />Additional perimeter control adjacent to the creek may be required pending <br />review by city staff. <br />
