SUP & Site Plan Amendment: Clearscape Landscaping <br />Planning Commission Report; 4-20-21 <br /> <br /> <br />Page 11 <br />(cont.) Watermain and Sanitary Sewer <br />1) Show location of sanitary sewer and water utilities on site plan. <br /> <br />Conditions to address each of these concerns have been outlined in this report. <br /> <br />Public Safety <br />Review: <br /> No public safety concerns on this application. <br /> <br />Public <br />Comment: <br /> Staff has not received any feedback from surrounding property owners as of 4/14/21. <br /> <br />Planning <br />Commission <br />Review: <br /> The Planning Commission last reviewed and discussed this application at their <br />meeting on 2/16/21, and discussion largely centered on the two points of ingress & <br />egress, and whether a formal condition requiring the applicant work with the City <br />on traffic routing was necessary. A consensus was achieved around the fact that this <br />will not be a retail outlet, and therefore there was less pressure on the City to adopt <br />a formal condition and the matter could be left to the business owner to navigate. <br />With retail now being proposed, the matter is being remitted back to the Commission <br />and Council for additional review. <br /> For the previous iteration of this application, the Planning Commission voted <br />unanimously to recommend approval subject to conditions, and staff concurred with <br />that recommendation <br /> <br /> <br />Conclusion: <br /> The application is requesting approval of a special use permit to authorize outdoor <br />storage in relation to a new landscaping company proposed at 125/175 Old <br />Highway 8. This amendment is specifically addressing the new interplay of the <br />proposed retail component with the parking and storage component authorized by <br />the current SUP. <br /> <br />Staff Recommendation: Per the analysis outlined in the report, staff is <br />recommending APPROVAL of the proposed SUP amendment with <br />conditions. <br /> <br /> <br /> <br /> <br />
