Requirements for a slab, trees, grass cover, streets, <br />curbing, and sidewalks are largely kept intact with only changes to replace “mobile home” with “manufactured <br />home.” <br /> Lines 270 – 272. Street Rights of Way [deleted]. This language was moved to the new “minimum setbacks” <br />section on line 212. <br /> Lines 273 – 281. Required Landscaping. In this section we’ve added some new peripheral landscaping and <br />fencing requirements to better separate new manufactured home parks from adjacent land uses. Nothing <br />specific is spelled out, and instead we’d rely on a case-by-case determination as to what’s necessary to meet SUP <br />review criteria of not being “…injurious to the use and enjoyment of other property in the immediate vicinity…” <br /> Lines 282 – 294. Site Setbacks, Sites Abutting a Residential Area, Use of Units Restricted [deleted]. The <br />sections on setbacks were moved to the new “minimum setbacks” section, and the language regarding unit lots <br />was eliminated completely as we will no longer be requiring setbacks from historic unit lot boundaries (the small <br />lots within manufactured home parks indicating historic building pads). <br /> Lines 295 – 310. Occupancy of Homes, Utilities, Fire Hydrants, and Storage. No changes to these sections <br />except for replacing “mobile home” with “manufactured home.” <br /> Lines 311 – 318. Recreation. In this section, we are eliminating the language that only states 2% of the park <br />area must be dedicated to recreation (moved to lines 196-198), and providing more specificity to the <br />expectations of recreation areas (i.e. the land must be improved, and there must be a clear nexus shown <br />between the improvements being installed and the number & age of anticipated users. <br /> Lines 321 – 336. Parking Prohibited, Emergency Parking, and Mobile Home Storage. All three of these <br />sections largely remain unchanged with the exception of recognizing “recreational” vehicles (i.e. RVs) are <br />covered by these provisions, and adding a reference to the City’s new zoning provisions for temporary uses. <br /> Lines 337 – 343. Temporary Permit. This language was eliminated as it has been replaced by the City’s new <br />temporary use provisions adopted in 2020. <br /> <br /> <br />
