He noted the
Council had chosen to work with Pulte Homes and Dominium on this project. He explained Pulte Homes
would be constructing 53 townhomes on the northwestern corner and Dominium would be constructing an
affordable senior housing building, along with affordable workforce housing complex. He reviewed
perspective elevations for the project with the Council noting the Dominium complexes would be attractive,
high quality buildings. He stated he understood the Council had several issues regarding this project that they
would like more information about.
Schlichting offered further information to the Council regarding the traffic study and described how traffic
would flow in and around the new development.
Gozola discussed the Better Business Bureau ratings for both Pulte Homes and Dominium. It was noted both
companies have a great deal of capital and have completed high quality developments locally in the past. Staff
explained the ratings were for Pulte Homes and Dominium nationally and that the local ratings were higher.
Councilmember Allen recommended Dominium be made aware that the City understood this company has had
some poor subcontractors. He commented further on the types of issues Dominium has had with its
subcontractors.
Mayor Johnson asked if this type of action had been taken by the City in the past. Lotter stated he could make
Dominium aware of the fact that this issue was raised by the City Council and explain there was concern with
who Dominium was choosing for its subcontractors.
Mayor Johnson questioned what action the City would take to address this concern.
Councilmember Allen indicated this was a City negotiated project. It was his hope that the Council cared
about companies not following the law. In addition, he wanted to see the City cease working with companies
