New Brighton Exchange <br />Development Report <br /> <br /> <br />3 <br />2017-Summer 2018 <br /> <br /> <br />It’s important to remember there are a variety of <br />changing assumptions that go into the financial <br />projections and so the below numbers represent a <br />single snapshot in time. In recognition of <br />fluctuating assumptions, projections are <br />conservative so as not over-estimate values <br />and/or revenues. Based on current values, and as <br />depicted in the above table, a TIF surplus of over <br />$20 million is expected at the end of year 2036 as <br />it relates to the New Brighton Exchange project. <br />This is an increase of over $10 million since the last <br />published New Brighton Exchange e-newsletter! <br />This surplus is used to pay back the City’s internal <br />loan from the Redevelopment Fund, which then <br />helps to offset future redevelopment projects. <br /> <br /> <br /> <br /> <br />Lion’s Park is Open <br /> <br />Lion’s Head Fountain <br />(Image: City of New Brighton) <br /> <br />If you haven’t already checked out the new Lion’s <br />Park in New Brighton Exchange, it’s definitely <br />worth a visit. While the fields are not quite ready <br />for play, the playground has been installed along <br />with a fun lion’s head drinking fountain. Per the <br />Parks, Recreation and Environmental <br />Commission’s recommendation, the City Council <br />authorized construction of a fully acceptable <br />playground with a poured-in-place rubber surface <br />and ramps allowing the grounds and structure to <br />be accessible by wheelchairs.
