He reiterated that staff does not anticipate there will be any noise concerns <br />because this property has been used with outdoor storage for the past four decades. <br />Councilmember Abdulle questioned what the pay would be for the 30 new employees at ABC Supply. <br />Assistant Director of Community Assets and Development Gozola deferred this question to the applicant. <br />Victoria Perbix, Interstate Development Corp., thanked staff for the detailed presentation and thanked the <br />Council for considering her request. She stated she was not an ABC Supply affiliate and therefore she could <br />not speak to the pay structure for this company. She guessed the type of work that would be conducted on <br />this site would include office staff, showroom employees as well as yard workers and delivery drivers. She <br />explained she could speak to ABC Supply further and could get the pay rate information to the Council. <br />Mayor Niedfeldt-Thomas discussed the pond on the property and asked how the quality of the pond had <br />declined. Community Assets and Development Director Schlichting reported the pond has been in existence <br />for quite some time and discussed how ponds collect sediment over time. He explained this pond did not <br />have a maintenance agreement in place to address the sediment and the City would be putting an agreement <br />in place. <br />Mayor Niedfeldt-Thomas inquired who the SUP holder would be. Assistant Director of Community Assets <br />and Development Gozola stated the SUP will run with the land. <br />Mayor Niedfeldt-Thomas questioned if ABC Supply would have any railroad needs. Ms. Perbix indicated a <br />rail spur was in place, but noted ABC Supply has not expressed a need for railroad services. <br /> <br />Motion by Councilmember Axberg, seconded by Councilmember Dunsworth to adopt a Resolution <br />approving a Special Use Permit authorizing outdoor storage screened by fencing on <br />property at 100 9th Avenue SW. <br /> <br />4 Ayes, 0 Nays-Motion Carried <br /> <br />2. Consider Resolution Accepting Feasibility Study and Set Public Improvement Hearing Date <br />for City Project 22-01, 2022 Street Rehabilitation Project. <br /> <br />City Manager Massopust indicated Engineering Supervisor Lind and Community Assets and Development <br />Director Schlichting would be presenting this item to the Council. <br />Engineering Supervisor Lind stated the purpose of this item is for Council to accept the Feasibility <br />Study prepared by staff and order a Public Improvement Hearing for the proposed Project <br />22‐1, 2022 Street Rehabilitation. The streets included within the project area were reviewed. <br />Staff provided the Council with a brief presentation on the Feasibility Study and noted a more <br />comprehensive presentation will be made at the Public Improvement Hearing scheduled for <br />April 12, 2022. It was noted if the Council approves the project at the Public Improvement <br />Hearing, staff will then prepare plans and specifications based on the input received at the <br />improvement hearing and previously collected information. The timeline for the project was <br />reviewed with the Council. Staff commented further on the project and recommended the <br />Council accept the feasibility study and set a public improvement hearing date. <br />Mayor Niedfeldt-Thomas requested further information on how the streets were selected for this years street <br />rehabilitation project. Community Assets and Development Director Schlichting described how staff went <br />about selecting the streets that were in need of improvement in 2022. It was noted all of these streets were <br />constructed in the early 1990’s. He explained 7th Street would be completed with Innsbruck in 2026. <br />Councilmember Abdulle asked what areas of the community still had original streets. Community Assets <br />and Development Director Schlichting reported the few streets that have not been rehabilitated were in the <br />Pulte and Wexford Heights area. He indicated a mill and overlay may have been done on streets in this area. <br />He noted the majority of the streets in the community were constructed in the 1960’s. <br />Councilmember Abdulle inquired if any State Aid would be used for this project.
