Any other easements or mechanisms deemed necessary by the City Attorney to <br />ensure owners of both buildings, regardless of who they are, will continue to operate <br />in harmony on this site. <br />2. The applicants shall apply for and secure all required outside agency permits prior to <br />businesses beginning operations on either of the new lots. <br />3. Due to the site’s proximity to nearby residential homes, sign types historically prohibited <br />by Special Use Permit on this site (illuminated signs and luminous letter signs) shall <br />continue to be prohibited on both Lots 1 & 2. New signs shall be backlit or illuminated in a <br />manner where the light source is not detectible, and must be permitted through the City’s <br />standard sign permitting process. <br />4. The three (3) parking spaces slightly impacted by anticipated truck turning movements on <br />Lot 1 shall be marked and signed as “Compact Only” spaces. <br />5. The two parking spaces bisected by truck turning movements on Lot 2 shall be stripped as <br />a no parking area. <br />6. The two (2) parking spaces slightly impacted by anticipated truck turning movements on <br />Lot 2 shall be marked and signed as “Compact Only” spaces. <br />7. All parking lot stripping shall be refreshed and maintained as needed to ensure defined <br />parking spaces are always clearly visible. <br />8. A fire protection engineer shall be hired to determine fire suppression needs within each <br />of the existing buildings given the change in use, activities, and storage within each <br />building. The Fire Marshall shall verify any/all required improvements are in place prior to <br />any new business starting operations on Lots 1 and 2. <br />9. If not currently present, Knox boxes shall be installed on both buildings. <br />10. Reference monuments shall be placed in the subdivision as required by state law. <br />11. Specific to the SUP authorizing the Recycling Center Use on Lot 2: <br />a. Following initial approval of the fire suppression systems for the recycling use, any <br />subsequent changes in materials being stored, processed, or recycled shall be <br />reviewed by a fire protection engineer to ensure no changes to the fire suppression <br />system are needed. All such updates/changes shall be communicated to the Fire <br />Marshall. <br />b. Materials stored within the building on Lot 2 shall at no times trigger nuisance <br />violations including but not limited to odor, dust, or smoke. <br />c. Activities and/or processing occurring within the building on Lot 2 shall at no times <br />trigger nuisance violations including but not limited to noise or vibrations. <br />d. Outdoor storage of materials is prohibited.
