Silver Oak Estates No. 2 Planned Residential Development Amendment <br />Planning Commission Report; 3-21-23 <br /> <br /> <br />Page 6 <br />Comp Plan <br />Consistency: <br /> <br /> <br /> <br /> The existing and proposed plats should be treated as conforming to the <br />Comprehensive Plan provided the landowners do not propose increasing density <br />on the site over what was approved in 1973. This approach both protects the <br />applicant’s rights to rely on past approvals and protects the adjacent neighborhood <br />from the impacts of unplanned or unforeseen land uses. <br /> As the proposed shifting of one lot line will not increase the allowed number of <br />units in Silver Oak Estates No. 2, staff finds this change to be compliant with the <br />Comprehensive Plan. <br /> <br />PRD Standards:  Section 7-060 outlines nineteen (19) separate standards that all PRDs, including <br />amendments, must adhere to. The shifting of a single lot line as proposed will <br />have no impact on any of the listed standards. <br /> <br />GENERAL DEVELOPMENT REVIEW <br />Lots and <br />Blocks: <br /> The PRD site is made up of a single block (2.31 acres) to the north of 18th St NW. <br />This amendment application will not change that dynamic. <br /> <br />Proposed <br />Layout: <br /> The layout of existing/possible home sites will not change as a result of the proposed <br />amendment. <br /> <br />Access:  There will be no changes to access points to this site as a result of this amendment <br />request. <br /> <br />Building <br />Locations: <br /> Building locations will continue to be consistent with the original 1973 plat if this <br />amendment is approved. <br /> Setbacks and the overall separation of structures were previously approved in 1973, <br />and again, this amendment will not change those original approvals. <br /> <br />Building <br />Height: <br /> Building heights will still be limited by underlying zoning requirements following the <br />proposed amendment. <br /> <br />Building <br />Materials: <br /> Building materials will still need to be consistent with underlying zoning <br />requirements following the proposed amendment. <br /> <br />Future parcel <br />development: <br /> The land is currently viewed as fully developed, and the proposed amendment does <br />not expand density beyond what was originally approved in 1973.
