The proposed improvements are conforming to all code requirements, and do <br />not require the issuance of a special use permit or variances. <br />2. Building materials will be in conformance with the parks master plan and all <br />applicable city code and zoning requirements. <br />3. There are no issues with height or lighting that cannot be controlled by <br />conditions of approval. <br />4. No additional landscaping is mandated by code for the proposed renovation, <br />but additional landscaping may be added for general site beautification at the <br />discretion of the Parks Department. <br />5. Improvements do not pose a parking or traffic risk. <br /> <br />Recommended <br />Conditions: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />1. Parks Department staff shall continue to review any updates as they occur. <br />Major changes (i.e. significant changes to design, setback impacts, etc) will be <br />brought back through the process while minor changes will be reviewed and <br />approved administratively. <br />2. Public safety and Engineering shall continue to review updates as they occur, <br />and may direct plan updates to deal with safety and engineering concerns as <br />plans are finalized. <br />3. Building materials shall be in line with those anticipated and required by <br />code. <br />4. Any proposed lighting shall be directed downward, and shielding shall be <br />installed as needed to address concerns about light sources being visible from <br />surrounding properties. Lighting shall not shine directly into the public right- <br />of-way or adjacent residences. Final design particulars for lighting will need <br />to meet all code requirements. <br />5. The applicants shall follow conditions of the RCWD’s permit approval.
