Special Use Permit Amendment – Global Academy <br />Planning Commission Report; 5-16-23 <br /> <br /> <br />Page 4 <br />Bldg Coverage / <br />Hardcover <br />Analysis: <br /> Neither building coverage nor impervious surfaces are an issue with this proposed <br />project. <br /> <br />Applicant’s <br />Narrative [sic]: <br /> Global Academy is requesting permission to build a 20x50 garage on its campus to house the <br />grounds equipment. Global Academy does its own grounds maintenance with in-house staffing. <br />This makes it necessary to have storage for all the equipment required to keep the grounds <br />looking excellent. We have items such as – zero turn machines, riding mowers, weed whips, <br />etc… <br />Global was using a garage that belonged to United Theological Seminary. United sold that <br />garage with the property at 575 Stinson Blvd NW. Currently we are vacating our rexisting <br />garage due to the sale of the property. The current home for our equipment is shipping <br />containers. This is a temporary solution and we would like to establish a permanent structure <br />to safely house our grounds equipment. Operating out of storage containers is time consuming <br />as well as an eye sore. <br />We are working with architects from Rivera to assure a best location and structure that <br />complements the existing campus. We have looked at several locations on the campus and the <br />proposed area makes the most sense as we see it. This location provides a safe and convenient <br />environment that is conducive with the existing campus and neighborhood. The proposed <br />location would allow Global to retain all its existing green space that is used to educate <br />students. In staying consistent with the visual aesthetics of the campus we have chosen a color <br />of siding that is complimentary to the current buildings (see attached color). The garage we had <br />been using was a very striking yellow color. It was an eye sore as well as non-conducive with <br />the other buildings on campus. We feel the color of the proposed garage with be a major <br />improvement to the campus and neighborhood. <br />Thank you for considering our request and place let us know if you have any questions. <br /> <br /> Site Review <br />In General:  Per Zoning Code Section 8-010, new building construction (other than double and <br />single family residences) shall be referred to the City Council for review. Review <br />of this SUP amendment will address this requirement, and the following is an <br />overview of important findings in relation to code requirements. <br /> <br />Proposed New <br />Garage: <br /> <br /> <br /> <br /> <br /> The proposed new garage will be conforming to the maximum detached garage <br />size (1064 sq ft) allowed in the R-1 zoning district.
