The new garage will not further impact the use and enjoyment of the subject <br />and surrounding properties provided conditions regarding grading and <br />drainage are addressed. <br />5. Continued investment in school improvements will not have detrimental <br />impact on area property values. <br />6. The new garage will have no impact on the subsequent development (or <br />redevelopment) of surrounding property. <br />7. The subject site appears to be adequately served by public utilities, roads, <br />and drainage facilities to accommodate the proposed garage; <br />8. The special use will be in conformance with all underlying zoning district <br />requirements. <br /> <br />Recommended <br />Conditions: <br />1. As a component of the garage building permit application, details must be <br />provided as to how boundary line improvements between the Global <br />Academy property and the former seminary property to the north will be <br />handled (i.e. grading, impervious removal, landscaping, etc). Engineering <br />will review plans from both parties simultaneously to ensure all plans work in <br />conjunction with one another. <br />2. Materials used on the garage shall be consistent with guidance by the <br />Planning Commission (edit this for Council consideration if changes are <br />recommended). <br />3. The applicant shall be required to correct any lighting problems associated <br />with the new garage that are identified following construction. <br />4.
