The new addition will have no impact on the subsequent development (or <br />redevelopment) of surrounding property provided all engineering conditions <br />are addressed. <br />7. The subject site is adequately served by public utilities, roads, and drainage <br />facilities to accommodate the proposed addition and site changes; <br />8. The special use will be in conformance with all underlying zoning district <br />requirements for expansion of a legal nonconforming building in the Mixed <br />Use Neighborhood District. <br /> <br />Recommended <br />Conditions: <br />1. The applicants shall address all engineering issues listed in the 6/15/2023 <br />Engineering memo to the satisfaction of the City Engineer. <br />2. Material used on the proposed building addition shall match or complement <br />the materials on the existing building. <br />3. The applicant shall work with the City Forester to select the species and size <br />of trees and shrubs to be used to implement required screening (Option __) <br />along the property’s north boarder. <br />4. Prior to issuance of a certificate of occupancy, a fire protection engineer shall <br />be hired by the applicant to determine if the new commodity matches the <br />sprinkler density of the building. Work of the fire protection engineer shall be <br />coordinated with the local Fire Marshal. <br />5. The applicant shall be required to correct any lighting problems that are <br />identified following construction. <br />6.
