The maximum parking allowed for non-residential and mixed-use developments 353 <br />shall be 10% over the minimum. Developments proposing more than the allowed 354 <br />maximum shall submit a parking study and provide parking area enhancements per section 355 <br />Sec. 11-040 (2). 356 <br />C. Non-residential uses may count on-street parking spaces in public right-of-way 357 <br />abutting the site towards satisfying off-street parking requirements. One on-street parking 358 <br />space credit may be taken for each 20 linear feet of abutting street where on-street parking 359 <br />is allowed. Only spaces on the same side of the street as the site may be counted. 360 <br />D. Non-residential uses and mixed-use developments not providing a minimum number 361 <br />of spaces within 10% of the minimum number of parking shall submit a parking study. 362 <br />The parking study shall include documenting that the number of spaces provided will not 363 <br />require off-site parking not covered under joint parking and shopping centers, or on-street 364 <br />parking away from the property. Approval of the proposed parking ratio is subject to City 365 <br />Council approval, along with constructing enhancements to parking areas per section Sec. 366 <br />11-040 (2). 367 <br />E. Residential uses not providing the minimum amount of parking shall submit a 368 <br />parking study documenting the number of spaces needed for the development, along with 369 <br />enhancements to parking areas per section Sec. 11-040 (2). Approval of the proposed 370 <br />parking ratio is subject to City Council approval. 371
