<br />. <br /> <br />. <br /> <br />. <br /> <br />LEASE AMENDMENT <br /> <br />THIS AMENDMENT is made and entered into as of the 12th day of June, 2006, by and <br />between the City of New Brighton, a Minnesota municipal corporation ("Landlord"), and Family <br />Academy Charter School, a Minnesota non-profit corporation ("Tenant"). <br /> <br />WITNESSETH: <br /> <br />The lease agreement between Landlord and Tenant made and entered into as of the ~ day <br />of " for space in the Family Service Center of New Brighton located at 400 <br />Tenth Street N.W., New Brighton, Minnesota ("Lease Agreement") is amended as follows: <br /> <br />1. The leased space described in paragraph 1 of the Lease Agreement is amended by <br />relinquishing rooms 153 and 154 from Family Academy Charter School, 880 square feet of <br />leased space, starting from June 13, 2006. <br /> <br />2. Paragraph 2.1 of the Lease Agreement is amended to read as follows: <br /> <br />2.1. RENT. Tenant agrees to pay rent to Landlord at 803 Fifth Avenue <br />N.W., New Brighton, Minnesota 55112, for the Leased Space in the amounts <br />per month set forth below, payable in advance on the first day of each <br />month: <br /> <br />For the period from March 1, 2006 through May 31, 2006, Twenty-Eight <br />Thousand Three Hundred Twelve and 50/100 Dollars ($28,312.50) per <br />month commencing March l, 2006. <br /> <br />For the month of June 2006, Twenty-Seven Thousand Five Hundred <br />Twenty-Eight and 001100 Dollars ($27,528.00) payable June 1,2006. <br /> <br />For the period from July 1, 2006 through August 31, 2010, Twenty-Seven <br />Thousand Five and 00/100 Dollars ($27,005.00) per month commencing <br />July 1, 2006. <br /> <br />A portion of such rent shall be deferred as follows: <br /> <br />From March 1, 2006 - August 31, 2006, the Tenant agrees to pay the <br />Landlord for a portion of the rent in the amount of Twenty Thousand and <br />001100 Dollars ($20,000.00) per month with the remainder to be deferred <br />and added to rent paid commencing September 1, 2006, as additional <br />monthly payments in the amount of Three Thousand Eight Hundred <br />Seventy-Two and 96/100 Dollars (3,872.96) per month until all deferred rent <br />is paid, all as shown on Exhibit F, attached hereto and hereby made a part <br />hereof. <br /> <br />290741v1 CLLNE136-111 <br />
