The Preliminary Plat titled Innsbruck North proposes single family <br />lots which comply with R-l district standards and the proposed <br />townhouse and apartment lots adequately accommodate the proposed I <br />structures; said Preliminary Plat is consistent with the subdivisio~ <br />of Chapter 26 of the New Brighton City Code. ! <br /> <br />12. The Preliminary Plat and PRO would be developed in four phases. <br /> <br />13. The preliminary PRO is consistent with the PRO provisions stated in <br />Section 7-010 of the New Brighton Zoning Ordinance. <br /> <br />14. The Preliminary Plat and PRO would require the rezoning of a 6.92 <br />acre portion of the subject site located adjacent to 1-694 from R-1,! <br />Single Family Residential to R-3B, Multiple Family Residential. ' <br /> <br />i <br />BE IT FURTHER RESOLVED, the application for PRO-50 and PL-175 is hereby i <br />recommended for approval subject to the following conditions: <br /> <br />1. <br /> <br />The City Council initiate the rezoning of a portion of the subject <br />site located adjacent to 1-694 from R-l, Single family Residential <br />to R-3B, Multiple Family Residential. <br /> <br />2. <br /> <br />Approval of permit by the Rice Creek Watershed District. <br /> <br />3. <br /> <br />A temporary road with an approved base capable of supporting large <br />trucks be constructed from the service drive due north to Phase I t9 <br />serve as an emergency access road until Phase II is constructed. ; <br />i <br />All final grading, drainage and utility plans be subject to review <br />and approval of the City Engineer. <br /> <br />4. <br /> <br />5. <br /> <br />The grading of the proposed City park land be conducted in <br />conjunction with the grading of phase I and phase II. <br /> <br />6. <br /> <br />The final plat include street names pursuant to City Council <br />Resolution 85-8, and all utility and drainage easements be clearly <br />i dentifi ed. <br /> <br />7. The applicant pay a park dedication fee based on .48 acres of the <br />subject site. <br /> <br />8. Final site plan and landscape plans be submitted at the time of <br />final PRO application. <br /> <br />9.
