The Hwy 8 Corridor Vision developed in 1997, <br />calls for a coordinated and integrated development strategy which will take advantage of <br />its unique characteristics, P,lanning the site as a comprehensive district would allow a <br />high profile urban village compatible with surrounding land uses, downtown projects, <br />and Long Lake Park. <br /> <br />Hoffman, Economic Development Commission (EDC) Council Representative, feels this <br />is a very exciting project and is the most significant redevelopment project undertaken <br />by the City, The EDC and staff members Kevin Locke and Jill Bishop are instrumental <br />in its success, A request for qualifications was sent out, and the EDC heard <br />presentations from four developers. After much discussion, Ryan was selected for its <br />excellent regional reputation, 1-35W Corridor familiarity, dealing with multiple owners, <br />site contamination, and mixed use projects. <br /> <br />Rebecca Yanish, Ryan, believes Ryan can make the Vision a reality. The team, headed <br />by City staff, will work closely with Ryan to create a detail master plan incorporating <br />housing, office, industrial, and retail components and design capabilities, <br /> <br />Fulton said the next step is to craft a development agreement with Ryan which will be <br />brought forward for Council review and approval. <br /> <br />Hoffman said the EDC felt the conunitment shown by Ryan was significant in the <br />decision. Ryan listened, heard. and understood what the vision is, and was willing to <br />partner with us, The EDC was impressed by Yanish's credentials and commitment, and <br />Ryan's knowledge and proven experience seemed like the best match, <br /> <br />Motion by Hoffman, seconded by Samuelson, to DESIGNATE RYAN COMPANIES <br />US, INC.
