Teague said the site <br />would contain 25 parking stalls in addition to towing service parking, Mike Fuhr, <br />applicant, said there is potential for up to 100 vehicles stored at the towing facility. <br />Samuelson asked if the vehicles would be visible from adjacent properties, Fuhr said the <br />vehicles would be parked at the end of the road with no other access points, and there <br />are many mature trees which screen the site from the freeway, <br /> <br />Motion by Gunderman, seconded by Hoffman, to APPROVE SP-214 AND LP-356, <br />SUBJECT TO THE FOLLOWING CONDITIONS: <br /> <br />1. <br /> <br />PERIMETER CURBING SHALL BE INSTALLED AROUND ALL OFF- <br />STREET PARKING AREAS AND DRIVE-AISLES. <br />ALL AREAS UTILIZED FOR OFF-STREET PARKING, STORAGE AND <br />DRIVE-AISLES SHALL BE PAVED WITH BITUMINOUS SURFACE. <br />GRADING AND DRAINAGE ASSOCIATED WITH PROPOSAL SHALL <br />BE DEVELOPED PER GRADING AND DRAINAGE PLAN DATED 7-7- <br />99. <br />A UTILITY PLAN MUST BE SUBMITTED SHOWING INDIVIDUAL <br />LOT HOOKUP OF SEWER AND WATER. <br />REVIEW AND APPROVAL OF RICE CREEK WATERSHED DISTRICT. <br />SITE LANDSCAPING SHALL BE INSTALLED PER THE SUBMITTED <br />LANDSCAPE PLANS DATED 6-29-99. <br />PROVISION OF A BOND OR LETTER OF CREDIT IN THE AMOUNT <br />EQUAL TO 100% OF THE COST TO INSTALL LANDSCAPING, <br />CURBING AND PAVING TO ENSURE THAT THESE ITEMS ARE <br />INSTALLED PER THE APPROVED PLANS. <br />NO RAZOR WIRE MAYBE A TT ACHED TO THE FENCING. BARBED <br />WIRE MAY BE FASTENED TO THE FENCE AT A POINT <br />COMMENCING AT LEAST 7 FT.
