THE PROPOSED GARAGE BE SET 7 FEET BACK FROM THE FRONT <br />PROPERTY LINE. <br />2. DRIVEWAY MUST BE PAVED WITH BITUMINOUS SURFACE, AND SET <br />A MINIMUM OF 5 FEET BACK FROM THE SIDE PROPERTY LINE. <br />3. THE GARAGE SHALL NOT EXCEED 600 SQUARE FEET IN SIZE. <br /> <br />5 Ayes - 0 Nayes, Motion Carried, <br /> <br />Teague presented an amendment to PUD-6, and Brighton Corporate Park Phase 3 site plan <br />and minor subdivision, The original site plan included Buildings 3 and 4, and the amendment <br />varies with the exception of the fifth building. The applicant proposes a 16 ft. setback for <br />Building 5 from the 5th Ave, ROW with a 32 ft. green space. Staff recommends a sidewalk <br />in front of Building 5 to connect to the sidewalk system, Due to Building 5 being short of <br />the required number of parking stalls, John Allen, applicant, said additional parking could be <br />identified if the curbcut was brought forward. Due to the severe grade of the parcel, Allen <br />requested a zero lot line setback for the rear of all three buildings, Larson said the Planning <br />Commission does not have issue with the zero lot line. Benke said the buildings are adjacent <br />to the railroad tracks which could leave exposure in the event of a light rail system, Allen <br />feels the configuration allows for flexibility in leasing. <br /> <br />Motion by Gunderman, seconded by Samuelson, to WAIVE THE READING AND <br />ADOPT THE RESOLUTION APPROVING AMENDED PUD-6 AND LP-357 <br />SUBJECT TO THE FOLLOWING CONDITIONS: <br /> <br />1. <br />2. <br /> <br />APPROVAL AND CONTINUING COMPLIANCE WITH PUD-6 AND PL-253. <br />THE PROPOSED GRADING PLAN SHALL BE SUBJECT TO REVIEW AND <br />APPROVAL OF THE CITY ENGINEER. <br />CONTINUING COMPLIANCE WITH RICE CREEK WATERSHED <br />DISTRICT PERMIT 96-72. <br />PERIMETER CURBING BE INSTALLED AROUND THE OFF -STREET <br />PARKING AREA AND DRIVE AISLES. <br />ALL OFF-STREET PARKING AND RIVE AREAS BE PAVED WITH <br />BITUMINOUS SURFACE. <br />OFF-STREET PARKING STALLS MUST BE STRIPED WITH WHITE OR <br />YELLOW PAINTED LINES, NOT LESS THAN FOUR INCHES WIDE. <br />THE LANDSCAPING PLANS SHALL BE INSTALLED PER THE <br />SUBMITTED PLANS DATED MAY 1999. <br />PER SECTION 7-230 H.l (PUD REGULATIONS), BUILDING #5 SHALL BE <br />25 FEET FROM THE RIGHT-OF-WAY FOR 1ST STREET NW.
