He verified that a future <br />expansion would most likely contain industrial uses versus office space. <br /> <br />Samuelson asked if there is a time frame for expansion. Uban confirmed there are no <br />short/long term expansion plans. Uban verified that U.S. Filter does not have access to <br />the parcel to the north, but would have interest if the opportunity presented itself. Benke <br />said there seems to be general agreement for the MX designation, and questioned the <br />interest level in a land swap or acquisition of the northern parcel. <br /> <br />Hoffman asked how many persons are employed at this location. Uban confirmed that <br />250 employees work at this location, and many live nearby. <br /> <br />Bob Norell, U.S. Filter, said the parcel to the south is currently a beautiful, natural area, <br />and should be retained as MX. However, U.S. Filter also needs to protect their need for <br />possible expansion. <br /> <br />Samuelson questioned that if the 1-2 designation remained, could a contingency be <br />applied to reflect a future sale of the property. LeFevere said if the 1-2 designation <br />remained, the City would be able to initiate the rezoning process at any time. Benke <br />added that the 1-2 designation does not allow the guarantee of future usage. <br /> <br />Hoffman asked if the item could be deferred until issues relating to the northern parcel <br />are concluded. Fulton added that retaining the 1-2 designation could expose the City to <br />other 1-2 usage. The MX designation provides guidance and assistance in implementing <br />the Vision, and the City may encourage an expansion to the north. <br /> <br />Community Development Director Kevin Locke confirmed no recent discussions have <br />been held with the property owners to the north. Uban stated that U.S. Filter would not <br />participate in acquiring the northern parcel through ownership removal. Benke reiterated <br />the City is not proposing immediate action, but would like to explore possible interest. <br /> <br />Larson said the Planning Commission felt comfortable with retaining the 1-2 designation, <br />and noted that U.S. Filter has been an excellent corporate citizen. <br /> <br />Hoffman asked if this action creates issues with other tenants residing within the MX <br />District. LeFevere confirmed this action does not create a binding precedence. <br /> <br />Motion by Larson, seconded by Samuelson, to LEAVE THE SUBJECT PROPERTY <br />UNDER ITS CURRENT ZONING DESIGNATION OF 1-2, HEAVY <br />INDUSTRIAL. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Teague presented a site plan for Lakeview Business Center 6 (Old Hwy 8 and Campus <br />Dr.) for a 48,000 sq. ft. office/warehouse facility.
