The proposed Minar Ford Road would run along the eastern <br />boundary of our property and would be 50 feet from our current <br />access off of North Innsbruck Drive. <br /> <br />This is my second letter regarding this issue. In addition, <br />I attended the 7/21 Planning Commission meeting where the <br />McDonald's portion of the project. was discussed. I am unable to <br />attend the 8/25 City Council Meeting but wanted to provide some <br />interesting data to the Mayor and Council members, along with my <br />concerns regarding the traffic study that was completed by Short <br />Elliott HendriCkson, Inc. <br /> <br />I am also aware that the Planning Commission voted against the <br />Minar Ford plan but that the traffic study predicted no traffic <br />problems. I have reviewed a copy of the traffic study and would <br />like to share my concerns about that document. <br /> <br />I was very disappointed in the methodology and lack of <br />thoroughness of the traffic study. As a psychologist I am trained <br />in gathering data and making inferences and in research <br />methodology. Thus, I feel I can speak to such issues regarding the <br />traffic study, although I am not an expert in that field and would <br />not pretend to be. <br /> <br />My first concern is with the assumptions on which the study <br />was based. It is clearly stated in the initial paragraph that the <br />study assumes that the direct access to our complex from North <br />Innsbruck Drive will be eliminated. I have. checked with all <br />parties involved and this will not be the case. We will maintain <br />our direct access to North Innsbruck Drive and the two driveways, <br />Minar Ford Road and our access, will be the required 50 feet apart. <br />Because of this assumption, the study does not deal with one of our <br />major concerns, the conflicts between traffic leaving and entering <br />the two accesses. <br />
